STEP 1 - We visit you to discuss your ideas and assess your existing property/site to establish any constraints. We will talk to you about the planning process and the services we can offer. We will discuss the fees involved and follow this up in writing. All our services are provided in accordance with CIAT Conditions of Engagement and are backed up by our Professional Indemnity Insurance for your peace of mind.

STEP 2 - Upon acceptance of our fee quotation, we will carry out a measured survey and prepare existing floor plans and elevations as required for your project. We will also obtain an ordnance survey plan for your property.

STEP 3 - Once the existing plans and elevations have been prepared we can develop the proposed scheme plans and elevations. All our design work is carried out using the latest Revit Architecture software and we often provide 3d views of the proposed scheme.

Step 4 - We then visit you show you the drawings, to discuss the proposals and to make any amendments that you require. We will never submit drawings without you approving them first. We understand that this is your home and we welcome your input through out the design stage in order to create a final design that achieves your needs.

STEP 5 - Once you are happy with the design we will prepare the planning and building regulations applications on your behalf. We will submit the applications and complete the forms as necessary. If your proposed works require structural calculations, we can arrange a quotation for you, from a structural engineer. Structural fees are not included within our architectural design fees.

STEP 6 - We will send you copies of the application acknowledgement letters as and when they are received. Planning applications are usually determined within 8 weeks, but this can sometimes be extended to resolve detail or minor changes. Any queries raised during the application process will be addressed where possible on your behalf and decision notices forwarded to you as they are issued. Occasionally planning applications can be refused permission. Although this is disappointing, we will discuss the issues with you and explore the alternatives.

STEP 7 - Once your applications have been approved you can usually start construction work. We will be happy to provide copies of the approved drawings in PDF digital format via email or hard copies in the post. This will typically signify the end of our architectural design service.

Even though our initial services may have been concluded, we are always available if you have any concerns or require any advice. Further meetings, design changes after approval or to make site visits to answer any queries during construction can be arranged and would be chargeable at an hourly rate plus travel and disbursements. Details can be provided on request.
